Hamilton saw the highest number of home sales its ever seen in a September, show new figures from the local real estate board.

New listings were down over September last year, but sales were up, and the average sale price of a home increased by 5.3 per cent over last year, shows a report from the Realtors Association of Hamilton-Burlington.

Sales were the highest weve seen for the month of September, ever, said association president Tim Mattioli. The strong market seen through the summer is continuing into the fall.

There were 2,017 properties listed in September, up 2.3 per cent over last year. The end-of-month listing inventory was 10.3 per cent lower than last year.

Seasonally adjusted sales were less than one per cent higher than the same month last year, and the average sale price is up 5.3 per cent. Listings were 1.7 per cent lower than last September.

The condo market saw an increase of 19.9 per cent in sales.

With the new listings at about the same level as last year and sales being almost 20 per cent higher than last year, there were considerably fewer condo listings in inventory at the end of the month.

The average days on the market for residential properties decreased from 44 to 38 in the freehold market, and increased 42 to 44 days in the condo market compared to last September.

Overall this year, listings are 1.9 per cent higher than the January-to-September period last year. Sales are 6.4 per cent higher and the average sale price is 5.5 per cent higher.
